Re coats prevent re sanding and does not produce any dust as there is no re sanding of the timber. A re coat only takes one day to do and the floors can be walked on 24hours later.

Frequently Asked Questions
A: Some floors will last 20 years, others a lot less. A lot of factors come into how long a floor will last but typically high traffic areas will require a maintenance coat sooner than say bedrooms which can last 20 years as they are not a high traffic area of the home.
How do you know when to do a maintenance coat? When your floors start to look dull or when you mop them they look drab this is a sign you need to get a maintenance coat done. This involves us cutting back the top surface of the polish and applying a new coat of Polish. This takes one day to do but will add many years to the life of your floors again. It is a refresh for your floors and can make floors look new again. If floors are allowed to wear too far then you may need to do a complete re sand – this is why it is important to keep up with maintenance coatings on polished timber floors – it will prevent re sanding in most cases.
The time frame between sanding and polishing is usually several years, if done correctly, but can drastically reduce the need for brand new flooring or floorboard replacement down the track.
Some signs your hardwood floors may need a touch-up include:

A: Although it might seem a thrifty decision to take part in a DIY project, if you’re not experienced using equipment such as floor sanders this can end up costing you MORE money in the long-run! It takes many years of training to become skilled in all aspects of sanding and polishing of floors. This is not a job you can do yourself and make your floors look beautiful and professionally finished. The cost of hiring all the required machinery, coatings and sandpaper is not cheap and added to this you will not be able to sand the floors correctly and risk damaging them to an extent we cannot repair the damage fully. Coating applications takes considerable skill to achieve a consistent even finish. We do not recommend anyone attempts to sand the floors of their home. Why risk damaging your timber floors which are a big overall visible part of your home.
A: A floor sanding and polishing job obviously varies depending on the size and complexity of the project. However, most floors will require multiple coats and will generally take 3-5 days to complete, depending on drying time of the final coat.
Our job is to get the job done right, without cutting any corners and this takes a certain amount of time to achieve. We do not rush jobs and always like to have an extra day in case we need it.
- Ensuring power is available to connect the equipment
- Sealing off any openings creating air drafts.
- Close windows in rooms not being treated so not draft is present.
- Covering any light fittings that hang down and are not easy to clean.
- Remove Curtains or tie up.
- Pull up blinds
- Cover wall mounted televisions.
- Make sure all floor coverings have been removed along with staples/nails.
A: The duration depends on the size and condition of your floors. We usually complete most jobs within a week. However, we will provide a more accurate timeline during the initial consultation.
A: At D.R. Main Floors, we use heavy duty machinery with dust extraction but it is not dustless. While some dust is inevitable, we do our utmost to minimise its presence and clean up after the job is done. Our clients are usually very happy with the end result which is minimal dust and beautiful looking floors.
Polished Floors versus Carpet
If you are wondering whether to get rid of your old carpet to put in a brand new carpet, there are a few points to consider.

Polished floors are safer
Old carpet can harbour germs from pets and carcinogenic toxins from cigarette smoke - glues used in carpets/underlays and many viruses can survive in them for up to a month!
Hard sealed timber floors especially with a water base finish are highly recommended for people with Asthma and respiratory issues as you can see the dust and act immediately to clean the floors and remove potential issues caused by dust you can’t see with floor coverings that don’t show the dust but actually trap the dust. -
Polished floors are cleaner
With polished floors you can see the dust and clean it up. Carpets however can allow dust to sink into the pile and build up overtime so you don’t see the ongoing accumulation of dust in carpets. Fluids can be wiped off Polished floors but will sink into and possibly stain carpets. -

Polished floorboards make it quick and easy to clean little messes that come with family life and do not breed bacteria like carpet does. -
